Possibilities are Endless for American Airlines' HQ

At 6.33 acres, the former world headquarters for American Airlines and American Airlines Federal Credit Union provides investors with a rare opportunity to redevelop the campus into perhaps a headquarters.

FORT WORTH—With approximately 6.33 acres of raw land, the former world headquarters for American Airlines Inc. and American Airlines Federal Credit Union provides investors with a rare opportunity to redevelop a class-A office campus into a new headquarters facility or creative office campus. The campus consists of buildings dating back to 1988 and 1990.

Transwestern Commercial Services has been retained to sell the three-building 1.39 million-square-foot office campus. Transwestern managing director Mike Hardage is overseeing the disposition strategy for the property.

“This offering presents an outstanding opportunity for a user or investor to acquire an ideally located office campus with excellent recruiting access to both Dallas and Fort Worth,” said Hardage. “The property has been extremely well maintained and features a unique underground pedestrian tunnel that connects all three buildings. Furthermore, the Trinity Railway Express commuter train and station are only a 14-minute walk and offer 30-minute rides to both Dallas and Fort Worth.”

Covering 40 acres at 4333, 4255, 4151 and 4101 Amon Carter Blvd., the campus is immediately south of Dallas-Fort Worth International Airport, the world’s third-busiest airport, generating a $37-plus billion annual economic output to the North Texas regional economy. The site offers access to numerous aviation components and all its ancillary economic benefits. Additionally, there are numerous residential, retail and entertainment offerings nearby.

“There is a wide variety of tenant types that may be interested in this campus. Many major healthcare firms, insurance companies, financial service providers and technology companies have shown interest in North Texas,” Hardage tells GlobeSt.com. “This campus lends itself to any major company that wants to consolidate operations and unify its workforce in one single location that is easily accessible from anywhere in the Dallas-Fort Worth metroplex or the world, for that matter.”

The property’s condition indicates it will trade at a significant discount to replacement cost, Hardage says.

The redevelopment of American Airlines’ new Fort Worth campus is continuing, which is already home to American’s flight training, DFW reservations, integrated operations center, training and conference center, and CR Smith Museum, according to an American Airlines spokesperson. This redevelopment project, known as One Campus, One Team, builds a home for all of American Airlines’ 130,000 team members, and connects leadership and staff to the teams they support.

The campus sits just southwest of DFW International Airport, amid 90 acres of woodlands and 8.3 miles of trails, adjacent to the current complex. The building will replace the facilities that served as the airline’s flight attendant school since the 1950s and will be built on the same site, GlobeSt.com learns. The area is the former Sabre Holdings headquarters, and also is where American Airlines had its original headquarters after moving to Fort Worth from New York in the 1970s.

The new headquarters are set to be completed in mid-2021.
