CIM Secures 77,000 SF Lease in Brooklyn’s Front & York
Healthy lifestyle brand, Life Time will occupy the space, opening its first Brooklyn location at the mixed-use, residential and retail development.
NEW YORK – CIM Group has secured a long-term lease at Front & York, the mixed-use, full-service residential and retail project in Brooklyn, for Life Time, a healthy lifestyle brand.
Life Time plans to bring a 77,000-square-foot luxury athletic resort to the development, as its first Brooklyn location, located at 85 Jay Street in the DUMBO neighborhood. The brand will offer residents of Front & York and the broader community health, fitness, sports and wellness options, as well as resort-style amenities and programing for all ages.
The leased space will include five studios dedicated to group fitness, yoga, Pilates, Barre and cycling, a fitness floor with cardio and weight-based equipment, a space for small group and personal training, an indoor lap pool, whirlpools and saunas and a regulation-size basketball court. The resort will also offer a fast casual LifeCafe, a full-service salon and spa, LifeSpa and Kids Academy programming for children.
CIM Group and LIVWRK are co-developing the Front & York project, which intends to serve as DUMBO’s first fully-amenitized luxury residential experience. The development will feature 150,000 square feet of new retail space, 408 residential condominium homes and 320 rental apartments. Residents of Front & York will have access to various amenities, including one of Brooklyn’s largest private parks. Construction on the project commenced last summer.

The development, spanning an entire city block, is situated on 3.1 acres of land with more than 1,500 linear feet of street frontage. The site offers access to multiple transportation options for surrounding areas, including the F, A and C subway lines, as well as the Brooklyn Bridge, various bus lines and the East River Ferry Brooklyn Bridge Park / DUMBO Terminal.
CIM Group’s in-house leasing team represented the owner in the transaction, and Dartmouth Company represented Life Time Fitness in the transaction.
