Towne Center Renovation to Include Lifestyle Elements

IRVING, TX—Irving Towne Center, which opened in 1986, is anchored by Target and features a popular line-up of retailers, services, restaurants and other uses. In addition to Target, the tenant mix includes Tuesday Morning, On The Border, Chili’s, Potbelly, Anytime Fitness, Car Toys, Cato and Al’s Formal Wear.

Weitzman’s management division is planning a major renovation of the 240,000-square-foot retail center located at 3401 W. Airport Freeway (State Highway 183) and North Belt Line Road. The renovation, scheduled for completion in the second half of 2020, will enhance the center’s iconic tower, modernize the look and function of the property, and add a number of lifestyle elements.

“Irving Towne Center has long ranked as one of Irving’s most popular retail destinations, thanks to its high-traffic location along with the draw of its anchor and mix of national, regional and local favorites,” said Jennifer Chandler, asset manager with Weitzman who is responsible for overseeing the project. “The renovation is designed to add modern elements and lifestyle features that will help Irving Towne Center thrive as a destination for the next generations of shoppers.”

The renovation will upgrade signature elements of the center’s facade, along with a new color scheme, and will add new signage, landscaping, parking and lighting to the center. The center’s planned new lifestyle elements include seating, arbors, green space and other pedestrian-friendly enhancements.

The architect for the remodel is Hodges & Associates. Chandler is directing the renovation on behalf of the center’s joint venture ownership, and Weitzman’s Kathy Detrick is overseeing construction. Weitzman’s brokerage division team of Lynn Van Amburgh and Javier Menendez direct leasing at Irving Towne Center. Weitzman handles property management for the center.

The shopper-focused improvements for Irving Towne Center include a full shopping center digital marketing package including a website, social media pages, location-enabled retailer outreach programs and promotions.

With the continued growth in established neighborhoods, developers increasingly have turned to redevelopments to create relevant and engaging shopping environments that will attract expanding tenants, according to a mid-year report by Weitzman. Some of these redevelopments involve subdividing vacant anchor spaces for multi-tenant use.

These redevelopment projects ensure those centers remain fully competitive in a market with steady demand and a tight market for well-located space. Because of the low construction market, expanding anchors, services and small-shop concepts are focusing on existing projects for new locations.

As a result, the market is seeing several large vacant boxes, including market-wide vacancies created in 2018 by the failure of Toys “R” Us, find new tenancy, says the report.
