950 L'Enfant Plaza in Washington DC
WASHINGTON DC – JLL has closed the sale of 950 L'Enfant Plaza in Washington DC for $104.6 million. The firm marketed the property on behalf of the seller, Normandy Real Estate Partners.
Designed by renowned architect I.M. Pei, the 315,726-square-foot office building is currently 86% leased to four GSA tenants.
The nine-story building is situated within the 2.5-million-square-foot, mixed-use complex, L'Enfant Plaza, which is also home to the Hilton Washington DC National Mall, the International Spy Museum and more than 120,000 square feet of retail.
Overlooking the Southwest Waterfront, the property views Hain's Point, Ronald Reagan National Airport, National Landing and District Wharf, a 3.2 million-square-foot development.
The property connects directly to the L'Enfant Plaza Metrorail Station with access to five Metrorail lines, and is additionally near the Virginia Railway Express Station, offering access to the Virginia suburbs.
The JLL Capital Markets team of Matt Nicholson, Jim Meisel, Andrew Weir, Stephen Conley and Dave Baker represented the seller in the transaction. The deal was previously secured by Holliday Fenoglio Fowler LP (HFF), prior to being acquired by JLL in July of 2019.
