Hebron 121 Station Features Big House Concept

LEWISVILLE, TX—Hebron 121 Station, a $300 million resort-style community, spans more than 90 acres and includes 1,700 units, a restaurant and a fitness center. The development is located at 880 Union Station Pkwy., just across Interstate 35E from Vista Ridge Mall and north of Sam Rayburn Tollway.
Construction has wrapped on phase V of the development. The latest $35.5 million phase incorporates the innovative Big House concept created by multifamily architect Humphreys & Partners Architects LP. The design integrates private parking garages into the building, providing tenants with direct access to individual units.
“The Big House design concept is spreading to multifamily communities across the nation and establishes units that are single-home-like in appearance, but still contain coveted apartment amenities,” said Brian Webster, president of KWA Construction. “We are eager to see how this Humphreys & Partners signature design will improve the quality of life for our neighbors here in North Texas.”
The Big House design also offers enclosed private stairs for upper units, walkout patios and balconies. “The Big House design is an attached concept used to make a condo, townhome or apartment building look like one big two-story home,” Webster tells GlobeSt.com. “The advantage is that many cities that limit attached housing look more favorably on condos and townhomes that have the look of a big home through a compact design. Parking lots, balcony rows and breezeways have been eliminated. Despite the single-house look, each residence in the building has its own entry. The key is to separate the doors so they are not lined up near to one another like in apartments. One entrance is played up to look like the main entrance to the home.”
There are about 64 Big House design projects across the country, GlobeSt.com learns.
“They are not in every state, but the state that has taken to this concept the most is Texas,” Webster tells GlobeSt.com. “With the largest amount of Big House design projects, Texas has a total of 19 projects across the state including Hebron 121. The next state with the largest amount of Big House design projects is Nevada…with only five in the entire state. But we definitely expect to see this trend to grow.”
KWA Construction, a general contractor specializing in multifamily developments in Texas, was selected by developer Huffines Communities to build this phase after completing phases III and IV of the project. Phase V of Hebron 121 Station spans 301,931 square feet and consists of 35 three-story wood-framed buildings, 22 Big House apartments and 13 townhomes that hold 272 multifamily units. Additional amenities include a swimming pool and a dog park.
