Tile Firm Concludes Extensive Search with Space at AllianceTexas

Alliance Northport 1 offers one of the lowest tax structures in DFW, and its close proximity to Fort Worth Alliance Airport, BNSF Railway, FedEx and UPS make it a desirable location for Schluter-Systems’ logistics operations.

Schluter-Systems’ 500,000-square-foot regional distribution center will be located at Alliance Northport 1.

FORT WORTH, TX—Schluter-Systems is launching its first Texas site at AllianceTexas, Hillwood’s more than 26,000-acre master-planned development. The facility is scheduled for completion in the first quarter of 2020 and expected to employ 300 associates.

Located at Alliance Northport 1, the 500,000-square-foot regional distribution center will enhance Schluter-Systems’ capability to serve central and southern states with its product line. It will also provide a convenient training location for Schluter installers.

“Schluter-Systems is the largest supplier of tile installation systems around the world, and Hillwood is proud to welcome them to AllianceTexas after a comprehensive search of the entire Dallas-Fort Worth market to find the best location for their new facility,” said Tony Creme, senior vice president of Hillwood.

Located in Northlake fronting Interstate 35W as it intersects State Highway 114, Alliance Northport 1 offers one of the lowest tax structures in Dallas-Fort Worth. Its close proximity to Fort Worth Alliance Airport, BNSF Railway’s Alliance Intermodal Facility, the FedEx Express Southwest Regional Hub, and the UPS and FedEx Ground Hubs make it a desirable location for Schluter-Systems’ logistics operations. Additionally, its access to the local labor force through the Alliance Workforce Center, coupled with the facility’s central US location, will provide Schluter-Systems with numerous long-term benefits to optimize operational and logistics efficiencies.

“As we expand to meet the demands of our customers, AllianceTexas is the ideal location for our new Texas facility,” said Marco Ludwig, CEO of Schluter-Systems. “The Hillwood team had space immediately available at AllianceTexas to meet our current operational needs, with the capability to provide additional support and resources for future growth opportunities. With direct access to established transportation and logistics options, and a robust workforce, AllianceTexas provides us with everything we need to succeed.”

Schluter-Systems was represented by Tom Pearson and Chris Teesdale, both executive vice presidents of Colliers International, for the site selection and negotiations.

Celebrating its 30th anniversary in 2019, AllianceTexas has transformed the North Texas economy and connected the area to global industry. Anchored by Fort Worth Alliance Airport, the world’s first dedicated industrial airport and led by Hillwood’s development of 26,000 acres, AllianceTexas is home to more than 500 companies which have built more than 45 million square feet and created in excess of 61,000 jobs. Its estimated cumulative impact since 1989 is more than $76 billion for North Texas. Creme says significant space is still available at AllianceTexas.

“Hillwood can build up to 36 million square feet of new industrial buildings with our remaining land at AllianceTexas,” he tells GlobeSt.com.

Dallas-Fort Worth’s industrial sector continued to record strong market fundamentals through the third quarter of 2019. Vacancy rates fell slightly to 6.7% for the market, with demand continuing to outpace supply, according to a recent report by Cushman & Wakefield.

Schluter-Systems currently has three major facilities in North America: Plattsburgh, NY; Montreal and Reno, NV. With more than 900 employees across the United States and Canada, Schluter-Systems works closely with its network of distributors, dealers, tile contractors, architects, specifiers, and other members of the building and construction industry.
