KTGY Architecture + Planning is expanding its 55-plus senior living practice area with a 75-plus service enriched studio. Industry veteran Ben Seager has been tapped to led and oversee expansion of the 75-plus senior living platform, and will serve as director, design and practice area leader.

"Expanding our platform in the 55-plus space continues to be part of KTGY's strategic plan The market for age-qualified housing is going to grow substantially over the next decade and it's KTGY's intention to better serve existing and new clients in this industry," Manny Gonzalez, principal of the national 55-plus active adult practice area leader at KTGY, tells GlobeSt.com. "As one of the largest, living generations in America, second only to millennials, the baby boomer generation is having a significant influence on the housing market. Anticipating the future needs of this population segment ages 55 to 73 as well as the silent generation ages 74 and older, there is an increasing need for a variety of active adult and service-enriched communities that challenge traditional design. We are continuing our commitment to provide new and existing clients."

The demographic is growing rapidly. According to Seager, by 2040, Americans over the age of 85 will grow from 6 million to 14 million. "The need for quality, thoughtfully designed senior communities is only going to increase," he says. "At KTGY, we have residential design in our DNA. Residential is where it all started for us. The architects and planners at KTGY are innovators of the places that people call home. Although service- enriched senior housing has elements of healthcare and hospitality, because people are living there, we view it primarily as residential use. This allows us to approach the design of this type of community a bit differently than many firms in this space: we think about the resident first and we see trends from the multifamily sector and incorporate them into our senior communities.
