SUGAR LAND, TX—Leasing is underway on Sugar Creek Place I, a class-A 151,722-square-foot office building. The six-story building is 86% leased and more than $1.7 million in capital upgrades have been put into the property since 2014. Upgrades include a new conference facility, tenant lounge, common areas, updated lobby and corridors.

Transwestern Commercial Services has been retained by Songy Highroads to provide office leasing services. The office leasing team of Doug Little, Louann Pereira and Matthew Seliger are representing the building owner.

“Sugar Land continues to remain a strong and thriving submarket,” said Pereira. “The building is well-positioned within the submarket with great visibility that is ideal for a large user.”

Sugar Creek Place I is an institutionally owned office building in one of Houston’s most sought-after suburbs. Its structured parking has a four per 1,000-square-foot ratio. The property’s location on the corner of Commerce Green Boulevard and Interstate 69 provides tenants and visitors with convenient access to US 90, Beltway 8, Westpark Tollway and Grand Parkway.

“The unique 25,000-square-foot floor plate of the building offers the opportunity for a user to design up to 12 corner window offices, which makes it ideal for any professional office user looking for prominent freeway signage in Sugar Land,” Pereira tells GlobeSt.com.

Despite strong job growth during the past two years, the office market remains stagnant as a combination of new construction, tenant right-sizing trends and sublease overhang mitigate what natural expansion activity is occurring throughout the metro area. Total availability ticked up in the quarter as occupier demand for new construction led to the groundbreaking of seven new buildings and increased available square footage under construction to a marketwide 1.4 million square feet, according to the latest Transwestern office report.
