Promotion in Motion Signs Largest Bergen County Office Lease in 2019

PARK RIDGE, NJ—Fruit snacks manufacturer Promotion in Motion, Inc. has signed a new headquarters lease for nearly 111,000 square feet at 225 Brae Blvd. here.

The lease for 110,945 square feet is the largest office lease so far this year in Bergen County, according to CBRE. The CBRE team of Jeffrey Babikian, Brian Godau and Garrett Rioux spearhead the leasing campaign and the repositioning at 225 Brae Boulevard and represented the building ownership—Brae Holdings, LLC in the deal. Robert Nathin of Sheldon Gross Realty, Inc. represented Promotion in Motion, Inc. in this transaction.

Promotion in Motion is currently headquartered at 25 Commerce Drive in Allendale. In June, Promotion in Motion., known for confection brands including Welch’s Fruit Snacks, Sour Jacks Sour Candies and Sun-Maid Chocolate Raisins, broke ground on the expansion of its PIM Brands manufacturing facilities, located in Franklin Township in Somerset.

The nearly 80,000-square-foot addition will help address the company’s increasing product demand by allowing for new production lines and also includes the new Welch’s Fruit Snacks Factory Tour and Visitors Center, which the company estimates will host up to one million visitors annually.

The company is investing more than $30 million into the expanded Franklin Township facilities, which will total more than 250,000 square feet when complete. The company reported at the time the expansion will bring Promotion in Motion’s total presence in Franklin Township to more than 750,000 square feet of production and distribution space.

The company’s new headquarters building—25 Brae Blvd. is a 224,413-square-foot facility that served as the global headquarters for international rental car company, Hertz.

The Class-A office property built in 1988 is LEED Gold certified and offers a dramatic three-story atrium, marble façade and covered parking, as well as a full-service café and state-of-the-art fitness center.
