ORLANDO—Multifamily developer Embrey Partners Ltd. of San Antonio has broken ground on its 307-unit apartment project at the Packing District near College Park here.

Embrey's The Cannery at The Packing District is the first project to break ground in the planned $500-million mixed-use development on 202 acres.

"We're excited to see our vision for the northeast corner within The Packing District start to come alive," says Ken Robinson, president and CEO of Dr. Phillips Charities, which is serving as the community builder on the project. "The Cannery project is a key component to that site and the first to break ground on what will be an iconic corner for the community."

The Cannery at The Packing District pays homage to the industrial heritage of the district and the community legacy of Dr. Phillips.

Trey Embrey, president and CEO of Embrey Partners, says, "We aptly named this project The Cannery in a nod to the history of the site where Dr. Phillips once canned oranges for his citrus enterprise. The project will also reflect our vision for developing an exceptional community in what is becoming a highly desirable location to live, work and play in Orlando."

The luxury Class A multifamily project developed by Embrey will sit on what is to become a primary point of interest for The Packing District, featuring a grocery store, restaurants and a replica of the original Dr. Phillips Juice Stand—a once iconic building from decades past.

Embrey's project will provide 307 residential units, the first of which are expected to be available for lease by the second quarter of 2021. Featured amenities at the development include a pool and courtyard; two additional courtyards with entertainment areas; a lounge with roof deck; a resident lounge, a Wi-Fi lounge and game room; fitness facility with yoga and spin rooms; a dog park and dog wash; a bike shop; micro offices and a package room.
