Delta Coves Homes have three to five bedrooms and three- to five-and-a-half baths from $800,000 to $1.7 million.

BETHEL ISLAND, CA—In conjunction with builder partners Davidson Communities and Blue Mountain Communities, DMB Development LLC recently launched sales for Delta Coves, a water-centric real estate community, amid the completion of its seven model homes and welcome center. Located on a private, swimmable lagoon off the California Delta, the community will feature approximately 560 waterfront residences featuring private boat docks.

Home configurations include three to five bedrooms and three- to five-and-a-half baths, starting from $800,000 to $1.7 million. In addition, Delta Coves will offer a 4,500-square-foot communal hub and private club called the Island Camp, designed by renowned architectural firm Hart Howerton.

"Delta Coves is unlike any other residential real estate development in the Bay Area–it is a haven for water sports lovers and other outdoor enthusiasts, but it also serves as a peaceful retreat where owners can unplug and embrace the low-key vibe that defines the California Delta," said Nick Taratsas, general manager of Delta Coves and executive vice president of DMB Development LLC. All homes have expansive private decks, gourmet kitchens with stainless steel appliances and eco-friendly features such as tankless water heaters, water-saving plumbing and energy-efficient lighting. Davidson Communities offers six two-story floorplans ranging in size from 2,849 to 4,839 square feet and three- to five-bedroom, three-and-a-half to five-and-a-half bathroom configurations with options for a third story crow's nest.

Blue Mountain Communities features three floorplans ranging in size from 1,864 to 2,286 square feet and three- to five-bedroom, three-bathroom configurations.

"Each of the builders took their time crafting home plans designed to take full advantage of their position on the water's edge and the boating wonderland that awaits at the end of each private dock," said Taratsas. "Relaxed yet refined, the 'uniquely Delta' designs feature generous ground-floor spaces that connect seamlessly to large waterfront decks."

Residents will enjoy a variety of programming and on-site activities available at the Island Camp, which will feature a clubhouse, fitness facilities, waterside movement studio, pool area, event lawn, a game pavilion and a Duffy boat bar created from a refurbished Duffy boat that is on a sandy corner of the Island Camp. In addition, Delta Coves is situated just minutes from fast water at the gateway to 1,000-plus miles of waterways for unlimited boating, fishing and water sports pursuits.

There are a number of environmental sustainability approaches the property took during the building process, Taratsas explains.

"Homes were built on land that is higher than high water and completely protected against flooding," Taratsas tells GlobeSt.com. "Homeowners at Delta Coves aren't required to purchase flood insurance as the builders raised the grade when they constructed the lagoon. The land used for the homes in the lagoon is higher than any other land on Bethel Island. The project has a better and more sustainable levee system than any other in the region."

Moreover, the water recirculation system built specifically for Delta Coves and its lagoon prevents stagnant water and toxic algae from forming, Taratsas explains. The recirculation system maintains a manageable level of organic growth which keeps the lagoon clean and swimmable. The lagoon was dug to maintain cool, deep water and creates an additional 145 acres of sustainable habitat for wildlife with clean water, he says.
