DALLAS—Construction of the city's first JW Marriott hotel is going strong and the completed hotel is projected to open in February 2022. The 283-key hotel will be located in downtown at 2000 Ross Ave., according to developer Sam Moon Group, a Texas-based parent company operating in a variety of industries ranging from retail to commercial real estate.

"The location of the hotel and its walkability to nearby city attractions, offices, restaurants and entertainment venues, along with the hotel's resort-style amenities, food and beverage options, and luxurious rooms beginning on the 14th floor with sweeping views will draw visitors and residents to the area," said Daniel Moon, vice president and general counsel of Sam Moon Group. "We look forward to introducing the JW Marriott brand to the city of Dallas and witnessing the impact it has on the area and the city as a whole."

The 15-floor hotel will be built on top of an existing 10-level parking garage. Dallas-based Looney & Associates is the interior designer and HKS Inc. is the architect for the hotel. A general contractor will be selected in the first quarter of 2020.

Amenities will include a grand ballroom and meeting space, spa, restaurant, lobby bar, fitness center, and a rooftop pool deck and bar. The restaurant will be located within the sky lobby on the 11th floor, and feature a large indoor and outdoor seating area. The seating area will face the Dallas Museum of Art and offer city views. An urban bar similar in style to New York and Chicago street-level hotel bars will be at the ground level.

The JW Marriott Dallas joins the Dallas Arts District, the largest contiguous urban arts district in the nation. The hotel site is located within walking distance to Dallas Museum of Art, Nasher Sculpture Center, Crow Museum of Asian Art, Winspear Opera House, Klyde Warren Park, Morton H. Meyerson Symphony Center, Moody Performance Hall, Dallas Black Dance Theatre and Belo Mansion.

"We wanted the best business class luxury hotel and JW Marriott was the best flag that was available," Moon tells GlobeSt.com. "We were surprised that ours will be the first JW Marriott in Dallas. Houston already has two, Austin has one and San Antonio has one."

Sam Moon Group has also developed several hotels in the Dallas-Fort Worth area such as the Renaissance Dallas at Plano Legacy West, Hyatt Regency Stonebriar in Frisco and Hyatt Place Fort Worth/Alliance Town Center.

"This project is similar in size to the other hotels that Sam Moon has developed," Moon tells GlobeSt.com. "The Renaissance has 304 keys, Hyatt Regency has 303 keys and the JW Marriott has 283 keys."

Overall, the Dallas market is generally considered an average performer where hotel revenue opportunities are concerned. Most notably, total room revenue posted growth of 4.6% during the past 12 months compared to the same period in 2018, rendering it seventh out of the 25 analyzed markets, according to a fourth quarter report by Newmark Knight Frank.
