ARLINGTON, VA—Jefferson Apartment Group, a multifamily developer and operator specializing in apartment communities throughout the East Coast, and its partner Mitsui Fudosan America, have topped out J Sol, JAG's tallest project to date at 22 stories. Units will open in Spring 2020.

Greg Van Wie, JAG's VP and development partner, tells GlobeSt.com that the building's projected cost will be approximately $85 million. He notes that the building is a story or two taller than most in the area.

"It's at the midpoint of where a lot of growth is happening in Northern Virginia," Van Wie says, adding that housing demand is accelerated in the region by the development of Amazon's second headquarters in Arlington.

Van Wie says rent will range from just under $2,000 for a studio apartment to $3,500 to $4,000 for two-bedroom units in the building's upper floors.

J Sol's 326 apartments will be a mix of one-bedroom, one-bedroom plus den and two-bedroom options all with premium finishes. Each unit will feature floor-to-ceiling windows with panoramic skyline views, sleek plank flooring, quartz countertops, LED under-cabinet accent lighting and trend-setting black stainless steel appliances. The property is targeting LEED Gold certification with sustainability features including a saltwater swimming pool, bike storage, and electric vehicle charging stations.

"At 22 stories, J Sol will provide elevated living in every sense of the word by offering residents not only the best views of the city, but also some of the richest and most exciting amenities," Van Wie says. "We are thrilled to enter into the final stage of development and look forward to exceeding future residents' expectations."

J Sol is located in the heart of the Rosslyn-Ballston corridor with high walk, bike and transit scores, according to JAC. It is three blocks from the Ballston Metro station and the recently revamped Ballston Mall. J Sol will offer 8,300 square feet of ground-floor retail, slated to be a mix of restaurants and retail.

"We are drafting off the energy at the mall," Van Wie says.
