Five Leases Signed at Denholtz’s Middlesex County Flex Properties

PISCATAWAY, NJ—Leasing activity has been brisk at the 140 Ethel Road West flex property here with four deals totaling more than 18,000 square feet.
Property owner Denholtz Properties reports it has negotiated new leases with Avalon Coffee & Tea for 5,600 square feet and Noble Imports, LLC, for 3,400 square feet and renewal transactions with Sigma Impex, Inc. for 5,600 square feet and Douglas Sales Associates, Inc. for 3,550 square feet.
140 Ethel Road West is a single-story, 108,875-square-foot industrial flex building that is situated at Exit 5 of I-287 in the middle of the strongest industrial market in central New Jersey.

The Edgeboro Corporate Center is a two-building, 84,000-square-foot flex property with units up to 20,000 square feet. David Zimmel of Zimmel Associates represented Denholtz Properties in the RENEX-NY transaction.
Although one of the state’s largest industrial markets the Middlesex market remains undersupplied amidst continued record-high demand, Denholtz Properties states. This is evidenced in the record low vacancy rates of 1.5% in third quarter 2019, a decline of 30 basis points from the second quarter of 2019. With slightly less than a half million square feet of industrial product scheduled to come to market over the next several quarters, the market will continue to present an ideal supply and demand situation for owners of well-located, modern flex spaces, the firm adds.
