Memorial Hermann Expansion to Add Half a Million SF to Campus
With more than a half-million people projected to live within a 10-mile radius of the campus during the next few years, the expanded facility will meet the growing needs of the community and enhance the patient experience.
THE WOODLANDS, TX—Memorial Hermann/The Woodlands Medical Center is soon to undergo a $250 million expansion and renovation. The expansion will add nearly half a million square feet to the campus.
The centerpiece of the expansion will be the new 332,510-square-foot eight-floor South Tower, which will include six additional operating rooms, endoscopy services, a post-acute care unit, a conference center, cardiopulmonary and catheterization labs, a 36-bed patient care unit, an intensive care unit, and three shelled floors for future patient-bed growth, along with new registration, waiting and observation areas.
JLL’s project and development services team has been selected to provide program and project management for construction of the project.
“This is an important project for Houston and The Woodlands, and we are proud to be a part of it,” said JLL’s John Roberts, managing director of project and development services in Houston. “Memorial Hermann has provided excellent healthcare to our community for many years, and this expansion of The Woodlands Medical Center will benefit patients for many years to come.”
The project will also include renovation and expansion of other areas of the campus including food services, imaging, surgery support, pharmacy services, TIRR Memorial Hermann The Woodlands, orthopedic services and in-patient care areas. In addition, a 7,416-square-foot bridge will connect the new tower to an adjacent parking garage, which will have an additional two levels constructed upon it, providing 332 free parking spaces.

JLL’s James Selmser will serve as program manager for the project. The team is set to deliver the completed South Tower in the first quarter 2022, with additional work scheduled for completion in the fourth quarter of 2024.

US medical office occupancy has held consistently between 92% and 92.5% for the last several years, according to JLL’s latest healthcare report. Steady demand kept net operating income stable through the recession and has kept net operating income growth trending upward in recent years. Rising investor confidence in the medical office building segment has driven increased transaction value ($9.8 billion in 2018) while construction has kept pace with demand, says JLL.
