JAG, Mid-America Apartments Partner on Luxury Project
Rents will be around $2,000 per unit on units averaging just under 1,100 square feet.
ORLANDO, FL—Multifamily developer and operator Jefferson Apartment Group has begun work on its newest luxury property in Florida—a 264-unit community called Jefferson Sand Lake. JAG is partnering with Mid-America Apartments on the development.
The property, which has dual lake frontage, is located in the heart of Orlando’s Dr. Phillips neighborhood as well as its world-famous Tourist Corridor.
A JAG spokesperson tells GlobeSt.com that the Dr. Phillips submarket of Orlando is robust. Several luxury apartment developments have delivered over the past three years but few have the lakefront adjacency as this project. Jefferson expects rents upon delivery in the first quarter of 2021 to be right around $2,000 per unit on units averaging just under 1,100 square feet.
Jefferson Sand Lake will feature 264 luxury apartments including one, two, and three-bedroom floor plans ranging from 750 square feet to 1540 square feet. Each unit will boast gourmet kitchens with stone countertops, tile backsplashes, stainless steel appliances, open floor plans, plank flooring, ceramic tile in the bathrooms and full-size washer and dryer. Nearly all units will have water views with Mirror Lake to the east and Big Sand Lake to the west.
Community amenities will include a boutique, hotel-inspired leasing center and clubhouse, resort-style deck with a heated saltwater infinity pool, outdoor lounge, cutting edge fitness center, waterfront dock and pavilion with paddleboards and kayaks, a zen garden, dog park, and electric vehicle charging stations.
Jefferson Sand Lake is adjacent to Orlando’s Tourist Corridor near Universal Studios, Walt Disney World, SeaWorld, and the Orange County Convention Center. More than 20% of Orlando’s jobs are within 15 minutes and 12 of Orlando’s top 15 employers are located within the submarket.
