BRISTOL, WI—Chicago-based HSA Commercial Real Estate reports it plans to begin construction later this year on the first two speculative buildings totaling approximately 630,000 square feet of its planned Bristol Highlands Commerce Center here.
HSA Commercial has acquired a 68-acre land parcel at Wilmot Road and 136th Avenue in Bristol, near I-94 and the Wisconsin-Illinois border. The firm has already received approval to develop a multi-phase business park on the parcel consisting of three buildings totaling more than 1 million square feet.
"Even without putting a shovel in ground yet, there's already a lot of interest from prospective large-scale tenants to be part of this new business park in Bristol," says Bob Smietana, vice chairman and CEO of HSA Commercial Real Estate. "We think that really speaks to the velocity of economic development near the border in southeast Wisconsin as well as the superior building and campus design."
Each of the three buildings at Bristol Highlands Commerce Center will feature clear heights ranging from 32 to 36 feet, with generous trailer and employee parking. In addition to the two buildings being constructed as part of the project's first phase, there will be a 25-acre parcel remaining that can accommodate up to a 450,000-square-foot building, to be developed on spec or as a build-to-suit, according to Tim Thompson, HSA Commercial's executive vice president and managing director of industrial brokerage, who is spearheading the project.
Riverwoods, IL-based Partners in Design Architects will be responsible for the project design, and Brookfield, WI-based Pinnacle Engineering is handling the civil engineering. Premier Design + Build of Itasca, IL will serve as the project's general contractor.
Dematic to Move Regional Milwaukee Office
HSA Commercial announced on Friday another significant transaction in Wisconsin. The firm reported that Atlanta-based Dematic will relocate its regional Milwaukee office to The Mayfair Collection in Wauwatosa, WI. The global supplier of integrated automated supply chain technology, software and services has signed a lease to occupy 39,000 square feet on the ground floor of the Synergy apartment building at 11240 W. Burleigh St. Dematic's 240 Milwaukee-area employees are scheduled to move into the new office in July from an existing location in New Berlin.
Dematic's flagship office at The Mayfair Collection will consist of a 27,000-square-foot ground floor as well as a 12,000-square-foot mezzanine that will be constructed in the vaulted space.
Developed by HSA Commercial Real Estate, the 69-acre mixed-use Mayfair Collection project at U.S. Highway 45 and Burleigh Street includes more than 400,000 square feet of retail anchored by Whole Foods Market and Nordstrom Rack, numerous local restaurants including local favorites Pizza Man and AJ Bombers, a 146-room Hilton Homewood Suites, and Synergy, a community of 269 luxury apartments. Additional apartments, senior housing units and corporate office buildings are planned for future phases of the high-density, walkable development.
In addition to the Dematic office, a 32,000-square-foot Serendipity Labs co-working facility is scheduled to open next door—filling the remainder of Synergy's ground-floor commercial space—this month.
