NEW YORK CITY- Madison Capital and Salmar Properties have signed two new leases at  Liberty View Industrial Plaza located at 850 Third Ave. in Sunset Park, Brooklyn. The 1.3 million-square-foot, mixed-use facility will welcome new tenants, who include hair care brand Prose and electric infrastructure company IDL Communications & Electric for a combined lease space of 40,484 square feet at Liberty View Industrial Plaza.

"Prose and IDL are great examples of the diversified tenant mix empowered to grow operations within Liberty View's flexible, competitively priced offerings of industrial and office space," said Jonathan Ratner, managing director with Madison Capital, in a prepared statement. "We are excited to welcome Prose and IDL to Liberty View and look forward to their continued success."

Prose inked 27,681 square feet of manufacturing space for the mixing and bottling of its hair care products, scaling up from its previous 8,000-square-foot industrial space nearby. IDL leased 12,803 square feet of industrial space for its current infrastructure work throughout New York City, primarily in the public sector with the MTA and Port Authority of New York and New Jersey,

Liberty Plaza sits on the waterfront in the Sunset Park subset called Industry City. The property was developed for industrial and office use with features that include a 3.2-acre Brooklyn Grange rooftop farm, a 386-spot parking lot, a 60,000-square-foot ground-floor loading zone, 17 loading docks and three additional full drive-in docks, 18 brand-new elevators, three office lobbies, on-site dining, reinforced floor loads ranging from 250 to 500 pounds per square foot, new energy-efficient windows, new electrical and HVAC systems, a backup generator and fiber optic infrastructure.

Madison Capital recently recapitalized the property and is the active property manager. The firm is planning to actively reposition the property and introduce varying size leases such as 350,000 square feet of multi-tenant office space with units as small as 10,000 square feet and approximately 500,000 square feet of industrial space.
