HOBOKEN, NJ—The 14-story luxury rental apartment building 7 Seventy House, developed by Bijou Properties and Intercontinental Real Estate Corp., has achieved 50% leased five months after the property opened.

7 Seventy House is a mixed-use project that was developed in conjunction with a two-acre resiliency park donated by Bijou Properties and Intercontinental Real Estate Corp. to Hoboken. The initial installation of the park will open this summer and includes a children's playground, a one-acre green space designed for active and passive recreation uses, a state-of-the-art 6,835-square-foot community gymnasium and infrastructure to capture more than 450,000 gallons of rainwater to reduce flooding.

A second phase is expected to open shortly and will include a one-acre public plaza with step seating and tilted lawn panel, play sculpture and a large plaza to accommodate vendors and seasonal markets.

The project is part of the larger redevelopment of Hoboken's once-industrial western edge into a vibrant and active pedestrian-friendly neighborhood.

The project developers and their marketing firm Marketing Directors report that 7 Seventy House has successfully drawn a mix of renters from both sides of the Hudson River. Move-ins are well underway at the MHS Architects-designed building, which is now home to more than 150 residents.

7 Seventy House will offer services that include a 24-hour attended lobby, concierge service and covered parking. There's also approximately 25,000 square feet of ground floor retail space at the development.

The property features modern studio, one-, two- and three-bedroom residences. Monthly rents start in the $2,600s, with limited-time incentives that include one-month free on a 13-month lease.
