LIBERTY HILL, TX—Dating back to the 1840s, Liberty Hill is located between the north and south forks of San Gabriel River in Williamson County. It is 15 miles west of Georgetown and 33 miles northwest of Austin. Today, it is one of the fastest growing communities in the Austin metro area.
Liberty Hill has several upscale neighborhoods but residents continue to preserve Liberty Hill's charm and history despite all its growth. The downtown area still has many of its original buildings and a few have been restored, GlobeSt.com learns.
A one-acre parcel located at 13218 State Highway 29 recently sold to EL Jap LLC. The property will be developed into a restaurant in conjunction with the new Texas Pawn and Jewelry store. The property is near multiple schools, businesses and restaurants including Dairy Queen and Golden Chick.
"Liberty Hill is a dynamic and growing city northwest of Austin that is experiencing tremendous benefits as growth continues to boom along US 183. The demand for land opportunities in Liberty Hill is high as evidenced by the quick timeframe in which we were able to secure two prospective purchasers for the land," Jake McCoy of The Woodmont Company tells GlobeSt.com. "The second buyer was able to close quickly and ultimately secure the site. The buyer is an experienced restaurant operator that will bring great food to the people of Liberty Hill for years to come."
The Woodmont Company's Grant Gary and McCoy of represented the seller, Trandy Development LLC.
"Our marketing effort resulted in multiple offers for the seller," said McCoy. "Ultimately, we chose the investor who had the greatest certainly of an expedited close because it was using funds from a 1031 exchange."
The unemployment rate in Liberty Hill is 3% (US average is 3.9%), and jobs here have increased by 3.5%. Liberty Hill's cost of living is 17.2% higher than the US average. Its population is 1,012 residents, according to BestPlaces.
