200 Madison Ave.

NEW YORK CITY- Real estate investment management firm George Comfort & Sons' 200 Madison Ave. is 100 percent occupied after it has finalized a 10-year lease with Neville, Rodie & Shaw, Inc. The property sits in the highly desired Midtown South submarket, which reached record leasing in 2019. NRS will remain on the 20th floor of the building through 2031.

Founded in 1933, NRS is a registered investment advisory firm based in New York City with approximately $1.5 billion in assets under management. 

"We're pleased to maintain our longstanding relationship with NRS, which has appreciated the first-class management and maintenance of their space for over 30 years," said George Comfort & Sons president and CEO Peter S. Duncan in a prepared statement.  "200 Madison Avenue's proximity to transportation, classic Art Deco lobby, flexible floorplates, generous ceiling heights and plentiful light and air combine to create the ideal setting and work environment for our tenants, and the tower's full occupancy is a testament to that appeal."

George Comfort & Sons, Loeb Partners Realty and Jamestown own 200 Madison Ave. in a partnership. The 26-story, Class-A office building is located in the Grand Central submarket in the Midtown South office market, which has seen record occupancy numbers.

For the full-year of 2019, Midtown South leasing reached 16.41 million square feet, the strongest since 2001. In January and February of 2020, the largest single leases in Manhattan took place in Midtown South: Debevoise & Plimpton at 66 Hudson Boulevard for 531,000 square feet in January, and Apple at Penn 11 for 220,000 square feet in February, according to data from Colliers International. 

200 Madison Ave. occupies the entire blockfront between 35th and 36th Streets. Notable tenants include Phillips-Van Heusen Corp., Havas Health, Inc., Greater N.Y. Mutual, Garan, Inc. and Surdna Foundation, Inc.  Roche Bobois, Starbucks and New York Sports Club are among the retail offerings at street level.
