PLANO, TX—Cawley Partners and Rosewood Property Company are partnering to develop four class-A office buildings totaling 1 million square feet at Heritage Creekside. Heritage Creekside, developed by Rosewood Property Company, is a 156-acre mixed-use development near the intersection of Central Expressway and President George Bush Turnpike in central Plano.
The development includes The Bridge at Heritage Creekside multifamily homes, single-family residences by CB JENI and CambridgeHomes, Flying Fish and Rodeo Goat Icehouse restaurants, and Orangetheory Fitness. Green Brick Partners is currently developing 95 attached single-family homes and 18 detached single-family homesites.
“Now that Heritage Creekside has two successful restaurants, a thriving single-family community, one fully leased apartment community and another apartment community under construction, we have all of the pieces in place to complement a successful office development,” Rick Perdue, president of Rosewood Property Company, tells GlobeSt.com. “We are excited that the office component will round out all product types, making Heritage Creekside one of the leading mixed-use developments in Plano and the entire North Texas region.”
The newly announced Cawley Partners office project will be developed in phases and include the four office buildings, a central courtyard with additional eateries and an amenity hub to Heritage Creekside.
Phase one of the Cawley Partners office development project will include the first six-story 250,000- square-foot office building with a fitness center, conference center, rooftop deck and 4:1,000 structured parking.
“Plano remains a hub for corporate activity. With the development of Heritage Creekside, we are bringing the first live-work-play environment to the I-90 corridor of Plano. Legacy has garnered much attention the last few years, and we want to bring that excitement and energy to this section of Plano. With its location right off 75 and George Bush, Heritage Creekside has great access with incredible opportunity for growth,” says Bill Cawley, chairman and CEO of Cawley Partners.
The offices at Heritage Creekside will be managed and leased by Cawley Partners.
Texas cities, tech hubs and high-growth southeastern metro areas top the office-using service jobs, according to a report from CBRE. Austin tops the list with forecasted job growth of 2.6% in 2020. Dallas (2.1%) and Houston (1.9%) aren’t far behind, giving Texas three of the top five markets in the country for forecasted office-using services job growth, says CBRE.
