NEW YORK CITY-  In Tribeca's East Historic District, 36 Walker St., a five-story walk-up building that retains its original tin ceilings, windows and interior brick walls, has sold for $8.75 million. The property was delivered vacant. Marcus & Millichap arranged the transaction. 

The mixed-use site offers the undisclosed buyer an 11,336-square-foot redevelopment opportunity. Barbara Dansker, of Marcus & Millichap's Manhattan office, exclusively represented the seller, a private investor. Dansker also procured the buyer, an active owner and manager in New York City.

According to a recent GlobeSt.com article, TriBeCa has seen upped activity as of recent. Between Greenwich and Hudson streets in Manhattan's TriBeCa neighborhood,  a seven-story boutique office building at 177 Franklin St. has traded for $16.75 million. The property is the flagship store of Shinola, an American lifestyle brand.

TriBeCa has become a highly desired neighborhood among investors, according to Principal and Head of Tri-State Investment Sales James Nelson who led the transaction. "The Shinola building at 177 Franklin Street benefits from its great location as well as state-of-the-art technology and architectural landmark details throughout. This deal is also another demonstration of our solid track record in this neighborhood and ability to find the right buyer," he said.
