PALATINE, IL—A company identified as one of the world's largest e-commerce retailers is working with Conor Commercial Real Estate to build a 162,000-square-foot last mile logistics facility here to deliver goods to the residents of Chicago's northwest suburbs.

Conor planned to build a 335,000-square-foot speculative industrial facility but revised its plans when the retailer became involved with the project. The site's convenient location amid Chicago's highway network—it's less than six miles from I-90 and I-290—was part of the appeal for the retailer, whose name has not been released.

The facility at 315 South Hicks Rd. has an expected completion date of early October 2020.

The 18.3-acre site is expected to feature 15,250 square feet of office space and 146,750 square feet of distribution/warehouse space, including 20 truck docks, 14 grade-level loading doors and 658 parking spaces. McShane Construction Co. is the general contractor, and the architect is Ware Malcomb.

Conor's executive vice president Brian Quigley said the site's location, design and surrounding demographics will benefit the retailer in the long term. Large lots zoned for industrial use are not commonly available in the area, according to the news release.

"The site plan for this project is unique for an industrial development," Quigley said in a statement. "It is designed to allow for efficient loading and high throughput of 600 sprinter vans for last mile residential delivery."

Conor is the integrated real estate development and investment arm of The McShane Cos., which are headquartered in Illinois with regional offices in Dallas, Phoenix and Irvine. Conor works on the development of master-planned industrial and office parks, medical office developments, speculative industrial and office properties and build-to-suit projects for lease or purchase.
