A leading real estate investment and property services firm issued a request for proposal to create one of the first smart office campuses in the nation.

Onyx Equities' innovative facility, WestPark, is comprised of two office buildings and is situated on more than 25 acres in White Plains, New York.

DJ Venn, senior vice-president of asset management at Onyx Equities, said the real estate investment and property services firm is planning to transform the entire campus. The aim is to exceed the technological demands of the 21st-century business.

"With heightened interest by companies and employees seeking to relocate to the suburbs," Venn said, "our goal is to rival some of the most technically advanced campuses in the world."

The WestPark campus can draw a labor force from New York, Connecticut and New Jersey. For instance, it is situated between the Metro-North Harlem and New Haven Lines. And the campus is at the intersection of I-287, I-684, and the Hutchinson River and Merritt parkways.

The campus has two office buildings. One, at 1111 Westchester Avenue, has over 234,000 square feet of class-A space, while the second building, at 1129 Westchester Avenue, has more than 132,000 square feet of class-A space.

Onyx is planning to implement two phases of development. The first phase will retrofit the two buildings with next-level technology, such as artificial intelligence and IoT data retrieval systems that combine sustainability, energy conservation, health and wellness, security, connectivity and workforce attraction.

Venn said in the second phase of development, Onyx will advocate for transportation along the I-287 corridor, which has connected New York, New Jersey and Connecticut to accommodate autonomous vehicles better.

"Both our world-class Smart Campus and the concept of developing an autonomous transportation loop along the I-287 corridor," Venn said, "all play into the vision we have of moving Westchester County into the forefront of smart business, innovation, and healthy living."
