New Homes Are Springing Up Throughout Texas

A new section of the Homestead master-planned community just outside of San Antonio will open early this year, featuring residential collections on a total of 119 homesites at Homestead Commons.

SCHERTZ, TX—Because pandemic conditions continue to equate to home purchase surges, homes sales continue to be a bright spot for the local economy. As a result, new home communities are popping up all around Texas, including San Antonio.

A new section of the Homestead master-planned community just outside of San Antonio will open early this year, featuring residential collections on 55- and 65-foot homesites, according to Homestead developer Freehold Communities. A total of 119 homesites will surround a location at Homestead Commons, the recent winner of the Summit Award for Best Amenity by the San Antonio Builder’s Association.

“A premium location in Schertz on the I-35 corridor between San Antonio and New Braunfels, in close proximity to Randolph Air Force Base, has allowed Homestead to emerge as one of the most desirable communities in this market,” Matt D. Matthews, Texas division president for Freehold Communities, tells GlobeSt.com. “We’re pleased to expand the community with these new homes from some of the region’s most respected homebuilders.”

One of those homebuilders is Chesmar Homes, which will make its debut at Homestead, joining Perry Homes and CastleRock Communities in the new residential section. Chesmar and Perry will feature homes on 65-foot lots and CastleRock will build on the 55-foot lots. Chesmar Homes will soon debut its floorplans in a new residential collection at Homestead.

Homestead Commons is the largest amenity center of its kind among master plans in the region. It features a fitness center, pool and splash pad, and an outdoor pavilion with grills and a kids playground. Homestead is also one of the few area master-planned communities with a fulltime lifestyle director who currently plans safe, virtual and socially distanced activities.

The Houston area had 9,101 single-family homes sold during the month of September, a 29% increase year-over-year, making it the best September on record. Through the first nine months of 2020, 69,320 single-family homes were sold, a 5.4% increase compared to 2019’s record pace, according to a report by Transwestern.

Historically low mortgage interest rates continue to lure buyers, while pandemic conditions including work-from-home orders put more of a focus on the home. Single-family home inventories fell as low as 2.5 months at the end of the third quarter, the lowest since the first quarter of 2015. The median price per home across the Houston metro is $265,000 compared to $261,300 in Texas and $329,000 across the United States.
