Samitaur Constructs Unveils (W)rapper in Culver City

The developer is unwrapping the scaffolding and outside cover of the 16-story creative office building.

Female-led commercial real estate development firm Samitaur Constructs is planning to unveil its Culver City creative office property (W)rapper, which will include removing the scaffolding and outside cover to reveal its structural exoskeleton ribbon.

The 16-story creative office tower totals 180,548 square feet. The property is a highly anticipated architectural achievement from award-winning Eric Owen Moss Architects. Known as (W)rapper, the property is one of the few commercial office buildings in the United States with seismic base isolation system, which will allow it to withstand an earthquake.

In addition to the unique design, (W)rapper also features impressive amenities. The property has a rooftop deck that stands 220 feet in the air with 360-degree views. The floor plates are column free and have floor heights of 13.6 feet, 16.6 feet and 24 feet, featuring suspended loft space, a lobby with retail amenity area. JLL’s Michael Geller and Gabriel Brown are leasing the property, and there is a lot of opportunity. The (W)rapper can accommodate a wide range of users, including full floors of 14,000 square feet up to a contiguous 140,000 square feet.

Located at 5790 West Jefferson Boulevard in Culver City, (W)rapper is adjacent to Jefferson/La Cienega Expo Light Rail Station and it is proximate to the I-10 and I-405 freeways, making the property easily accessible.

Samitaur Constructs launched construction of the property in 2017, marking the first creative office high-rise tower. At the time, the developer told GlobeSt.com, “Most of the creative office buildings have been converted warehouse projects. Our vision for the Wrapper is to incorporate our knowledge from tenants leasing single story buildings and apply it to a hi-rise format. Creative tenants want distinctive architecture, natural light, high ceilings, column free space and outdoor common area, all of which have been incorporated into the Wrapper. It is expected to open in August 2022.”

Despite the disruption in office, investors continue to invest in creative office, illustrating confidence in that sector. Earlier this year, for example, the Rolf K. McPherson building in the Echo Park neighborhood of Los Angeles traded hands for $51 million between seller Foursquare Church and creative office developer CMCT. Located at 1910 W. Sunset Blvd., the property is an eight-story, 99,761-square-foot creative office space.
