Developer Plans to Revitalize Downtown Miami Springs

MV Group has multimillion-dollar plans to redevelop two major retail centers located in Downtown Miami Springs.

Downtown Miami Springs could soon be revitalized, according to a Miami developer who said he hopes to diversify Miami’s economy.

MV Group USA has announced multimillion-dollar plans to redevelop two large retail centers in Miami Springs. The properties, owned by MV subsidiary Flagler Ponce Development, are located in what CEO Manny Angelo Varas says is a gateway into Miami. 

Vargas said the proximity to the airport and central location are what makes the area unique. It will also be nearby to proposed Miami Freedom Park and Soccer Village, which will host David Beckham’s Major League Soccer team Inter Miami CF.

“We are excited to revitalize downtown Miami Springs, increasing the walkability, retail and restaurant experience in the heart of the city,” said Varas. 

The developer plans to renovate 30,000 square feet of retail space. Renovations include new impact windows and doors, raising the parapet façade of the building by nearly eight feet, adding new parking lots, striping, stucco and paint, new air conditioning units, a new roof and overall modernization of both centers.

Miami Springs is a place to watch, in Varas’ opinion, as the city is undergoing a transformation due to its location and centralized downtown corridor. Varas said the area is “the future as Miami’s transient community continues to grow.”

 Currently, the Miami Springs town center is being built next door, including 57 residences and 10,000 square feet of commercial. So, already, other developers are following our vision of making downtown Miami Springs a more walkable community,” said Varas.

Varas said new national restaurants will also be joining the lineup at the retail centers. In the next five to 10 years, Varas said he sees downtown Miami Springs as a hub for entertainment, community and dining.

“The property was 50% leased when acquired and we have 90% of the tenants remaining and signing 10-year leases for the new Springs Circle Center,” said Varas. ”The only tenant left is a small barbershop of 500 square feet.”

MV Group USA also recently redeveloped other areas around Miami, such as Flagler Ponce Shops at 3631 W. Flagler St., including Dollar Tree and My Eyelab; 9901 Bird Road with Dunkin’ Donuts and AT&T; and 4136 N. Miami Ave. in the Design District.

The architect of the project is Modis Architects of Miami. Construction will start in June and is expected to be completed in December.
