As the backbone of the commercial real estate space, the net lease sector continues to be a beacon for investors that are eager for its steady returns.

The single-tenant net lease space has been flooded with domestic and international capital. Sales volume within the space hit $64 billion in the second half of 2021, which represented a 40% increase from the same period in 2019, according to Colliers.

Big money capital and private equity lead the types of capital that are snapping up investments in the space, with institutional, REIT and cross-border capital sources accounting for nearly 60% all acquisition volume in 2021, compared with 43% for the broader market.
