In partnership with a CBRE Investment Management separate account client, Trammell Crow Co. has announced plans to develop a 116,000-square-foot life science property in San Diego. This is Trammell Crow's first ground-up life science development in San Diego. It is scheduled to break-ground in the fourth quarter of the year for a 2024 delivery.

Known as Vista Sorrento Labs, the project is a speculative development. The four-story class-A building will feature 32,000-square-foot, column-free floor plates for lab, clean room and office space. Designed by Ware Malcomb, the building will have upgraded MEP and structural engineering, 16-foot floor-to-floor heights and on-site chemical storage, as well as EV charging stations, a high-end fitness center with showers and locker rooms, indoor and outdoor conference rooms, lounge, bike storage, solar panels, LEED certification, and a combination of surface and structured parking.

This is the first of several projects Trammell Crow has planned in the Sorrento Mesa submarket. In total, the firm will bring 700,000 square feet to the highly sought-after market.
