In partnership with a CBRE Investment Management separate account client, Trammell Crow Co. has announced plans to develop a 116,000-square-foot life science property in San Diego. This is Trammell Crow's first ground-up life science development in San Diego. It is scheduled to break-ground in the fourth quarter of the year for a 2024 delivery.

Known as Vista Sorrento Labs, the project is a speculative development. The four-story class-A building will feature 32,000-square-foot, column-free floor plates for lab, clean room and office space. Designed by Ware Malcomb, the building will have upgraded MEP and structural engineering, 16-foot floor-to-floor heights and on-site chemical storage, as well as EV charging stations, a high-end fitness center with showers and locker rooms, indoor and outdoor conference rooms, lounge, bike storage, solar panels, LEED certification, and a combination of surface and structured parking.

This is the first of several projects Trammell Crow has planned in the Sorrento Mesa submarket. In total, the firm will bring 700,000 square feet to the highly sought-after market.

While the project is a first for the developer in San Diego, the company is experienced in bringing class-A life science properties to market. Earlier this year, Trammell Crow Co. announced plans to develop a life science campus in Montgomery County, MD. Located in the county's Shady Grove area, at Johns Hopkins University's Belward Campus, the development, titled the Labs at Belward, will initially feature 757,000 square feet of trophy lab, research and discovery space across three buildings. Construction on the buildings will begin June 2023, with an expected completion date in early 2025. The firm also recently completed Fulton Labs, a 423,454-square-foot 16-story, life science facility in Chicago. The property is designed to offer flexibility, scalability and innovation to researchers. The project broke ground in mid 2020 after Trammell Crow purchases a 1.3 acre land site for the project earlier in the year.
