Titan Development announced this week that it has acquired 188 acres in Hutto, TX for a project known as Hutto Mega TechCenter it plans to build adjacent to a 450-acre tract that has been designated as a megasite for the development of a new industrial park.

Titan's plans for the property, which is adjacent to Highway 130, include up to six buildings that will range in size from 200K SF to more than 1M SF.

Titan, which focuses on developments in the Southwest, previously developed Hutto's Innovation Business Park in 2020. Tenants at the innovation park include Ovivo, a water-treatment startup from Canada, and California-based Kval, a machine-tool manufacturer.

The region about 30 miles northeast of Austin rapidly is becoming an extension of the Texas capital's thriving tech hub, with a focus on the semiconductor industry, which is rapidly expanding in the US to alleviate a shortage of chips that is crippling the automotive sector.

Taylor, TX, about eight miles down the road from Hutto, will be the site of Samsung's new $17B semiconductor chip fab, and expansion of the chip fab complex Samsung operates in Austin.

In April, Santa Clara, CA-based semiconductor player Applied Materials reportedly discussed an incentives package with the Hutto Independent School District that would facilitate the development of a $2B R&D facility in Hutto, which sits in Williamson County.

Samsung announced in November that it will build an advanced semiconductor fabrication facility in Taylor. The $17B project is the South Korea-based semiconductor giant's largest-ever US investment.

Construction began this year on the Taylor chip fab, which will manufacture advanced logic semiconductors for applications including 5G, high-performance computing and artificial intelligence. Samsung is expanding production of its most advanced chips, 14-nanometer DRAM and 5-nanometer logic semiconductors, both based on extreme ultraviolet lithography technology.

The 5M SF chip fab is scheduled to open in the second half of 2024, employing about 2,000 workers.

In announcing its choice of Taylor for its new semiconductor fab, Samsung cited the robust "semiconductor ecosystem" in the region and the proximity to its chip fabs in Austin, which the company said will allow the two chip manufacturing locations to share necessary infrastructure and resources.

As part of the chip fab project in Taylor, Samsung will fund a Samsung Skills Center for the Taylor Independent School District to help students develop skills for future tech careers, as well as providing internships and recruiting opportunities.
