Logistics Mega-Parks Keep Multiplying in Dallas Suburb

Mesquite okays 3.2M SF project, one of five under construction, totaling more than 10M SF.

The growth of the logistics pipeline in the Dallas-Fort Worth metroplex continues without pause, with five projects under development accounting for more than 10M SF of industrial space.

The latest mega-project to join the list is the IH-20 Business Park, a 3.2M SF logistics hub that a partnership of 42 Real Estate and SLJ Co. are planning to build on a 235-acre site on Interstate 20, which connects the DFW market to Southeastern markets including Jackson, MS; Columbia, SC and Atlanta.

The City of Mesquite has approved the partnership’s development plants for the IH 20 Business Park, which will include about 180K SF of retail space.

The project is expected to break ground in 2024 on the north side of I-20 between Lasater and Lawson roads, in proximity to Daffen Industrial’s Mesquite Airport Logistics Center, a 2.3M SF project that also is under construction.

The partnership of 42 Real Estate and SLJ also has filed plans in Mesquite to build Mesquite Airport East, a 216-acre campus that would include industrial and airport hangar space.

In June, Stream Realty Partners broke ground on 20 East in Mesquite, a 3.4M SF industrial campus that will be built in two phases: the first phase will include three warehouses encompassing a total of 1.8M SF; the second phase at the site, located at the intersection of I-20 and Trinity Pointe, will add three spec or build-to-suit buildings totaling 1.6M SF.

Earlier this year, a joint venture between Creation Equity and Crow Holdings Capital broke ground on a three-building campus known as Mesquite 635 which will encompass 556K SF of Class A industrial space on 38 acres at the intersection of I-635 and Highway 80.

Under development by Urban Logistics Realty in Mesquite is the 2.3M SF Alcott Logistics Station industrial campus. Last year, Urban Logistics signed a master development agreement for 75 acres of city-owned land, on which the developer plans six industrial buildings.

Ground was broken in January for the first two buildings in the project, encompassing about 918K SF, on a site at the intersection of E. Scyene Road and Faithon P. Lucas Sr. Blvd.

Urban Logistics is touting the amenities at the Alcott logistics hub, which the developer says matches office campuses, including collaborative outdoor space, a five-acre park and a trail system that connects with the surrounding residential neighborhood.

In 2020, Urban Logistics built Urban District 30, a 1M SF master-planned industrial park in Mesquite. In May 2021, the developer sold the first phase of Urban District 30 to KKR.
