S3 BioTech Plans 2.5M SF Multi-Use Campus in Phoenix
Life Science Innovation Center, "SportsTainment" District to be built in three phase.
Development plans have been unveiled to build a $762M multi-purpose campus—including a Life Science and Innovation Center, a Sports and Science Academy and a “SportsTainment District”—on a 52-acre site adjacent to Copper Sky Regional Park in the City of Maricopa, south of Phoenix.
S3 Biotech is planning a five-year project that will be built in three phases and encompass a total of more than 2.5M SF. The site is located at the southeast corner of State Route 47 and Bowlin Road.
The plans for what the developers call “an extensive infill and redevelopment project” include a new hospital and hotel, as well as multifamily units and office space, according to a report in the Phoenix Business Journal.
The first phase of the project, known as District 3 at Copper Sky, will consist of a 559K SF medical campus that is expected to be completed within three years.
The first phase will include a three-story, 51K specialty emergency hospital; a three-story, 108K SF medical office building; a seven-story, 150-room select-service hotel; a seven-story condominium/extended-stay building with 100 units; a three-story 75K SF extended care and physical therapy center; and a “smart” parking facility.
The extended care and physical therapy center will adapt the existing Maricopa Police Dispatch Center after the city’s police department moves into a new 32K SF HQ.
The second phase of District 3 will include a three-story, 75K behavioral health and sports psychology center; a five-story, 100K SF Life Science and Innovation Center; a 12-story condominium/extended stay building with 90 units; a five-story multifamily with 375 units; a three-story, 270K SF Sports and Science Academy; a 30K SF facility described as a combination makers shop and move studio; and a second smart parking garage.
The Sports and Science Academy will include a training institute and a boarding school for student and professional athletes.
District 3 at Copper Sky also will feature a festival garden and a public market. The planned SportsTainment District will include youth sports facilities and concert venues.
The city, which sold three parcels to the developer in June for $3M, is expected to approve a Planned Area Development designation for the site, which is currently zone for Mixed-Use and Transition.
The City of Maricopa has spent $50M developing the 160-acre Copper Sky Park with a goal of creating a destination-branded sports and entertainment site. Maricopa is planning to double the size of the park along John Wayne Parkway.
The District 3 development is expected to generate an overall economic impact on the region of more than $4B over the next 30 years.
