Developers Team to Transform Downtown White Plains
SL Green, Cappelli, PRCP, Aareal will redevelop 870K SF Galleria mall into mixed-use complex.
SL Green and the Cappelli Organization are partnering with Pacific Retail Capital Partners (PRCP) and Aareal Bank to redevelop The Galleria, an 870K SF mall in the heart of Downtown White Plains, NY.
The Cappelli Organization is undertaking of the redevelopment of the former White Plains Mall into a mixed-use development known as Hamilton Green. Joining forces with the team redeveloping The Galleria will complete the “reimagining” of downtown White Plains, the partners said.
The Galleria, which opened in 1980, encompasses 10 acres in a Qualified Opportunity Zone in Downtown White Plains adjacent to the Metro North transit hub.
“The reimagining of this property is integral to the dramatic transformation of downtown White Plains that is well underway. We’re fortunate to be able to play a role in recreating the property with mixed uses which will link the city’s transit center with the Mamaroneck Avenue corridor,” said Louis R. Cappelli, CEO of the Cappelli Organization, in a statement.
Cappelli was a key player in the construction of the City Center residential and retail complex that kicked off the urban renewal effort in White Plains 20 years ago. Cappelli also built the 46-story Ritz-Carlton that transformed the skyline in the NYC suburb.
Cappelli is moving forward with Hamilton Green, a $600M mixed-use complex featuring four residential towers at the site of the former shopping plaza, the last large redevelopment site in the Hamilton Avenue-Main Street corridor, which ties the city’s Metro North train station and transportation hub with the existing Galleria in the heart of downtown.
“This is one of the most exciting mixed-use development sites in the New York Metro Area,” said Steve Plenge, Chief Executive Officer of PRCP, in a statement.
“We have worked over the past few years to acquire the Macy’s fee interest at the site, along with the leasehold interest of the former Sears. Working with our new partners, we will reimagine the site as a vibrant mixed-use project that will be centered on residential development and amenity-based retail,” Plenge said.
The partners said they envision closing a portion of the Galleria White Plains in early 2023 as they begin the transformative development project.
