Senior Housing to Share Space with Medical Research in Pasadena
Seven-story, 135K SF research campus to include 95-unit apartment building.
Edgewood Realty Partners is taking the mixed-use concept to a new level with a project in Pasadena that will combine a 135K SF medical research campus with a 95-unit senior apartment building.
The company received approval from the city to build the seven-story medical complex, according to a report from Urbanize Los Angeles.
The campus, to be known as Affinity, will be located at 491-577 Arroyo Parkway between California Boulevard and Bellevue Drive. The development will be located between the Metro L Line’s Fillmore and Del Mar stations and in proximity to Huntington Hospital.
The development plans also call for the preservation of two historic buildings on Arroyo Parkway that will be used for shops and restaurants. A five-story, 850-car parking garage also will be constructed.
Sunrise Senior Living will operate the senior apartments, which will include studio, one- and two-bedroom apartments.
The project is being designed by Adept Urban, which is planning to include setbacks on upper floors that will create terraces in both the research segment and the apartments. The designers told Urbanize Los Angeles they’re planning to use a “restrained contemporary style” with an exterior of brick and metal.
Plans also call for an upgrade to the Whole Foods market on the block-long site, which in total encompasses 3.3 acres. The project is expected to break ground next year and be completed by 2026.
Pasadena-based Edgewood Realty affiliate Kutzer Company bought an 80K SF Whole Foods store and an adjacent two-acre site in 2019 for $105M.
