$235M Miami Office Project One Step Closer to Fruition
Serving as downtown Miami’s tallest office tower, 830 Brickell is opting to use a durable waterproofing technology foundation by Penetron.
MIAMI, FL – The $235 million project for downtown Miami’s tallest office tower has opted to use durable Penetron crystalline waterproofing technology for its concrete foundation.
Located at 830 Brickell Plaza, the 57-floor tower spans 724 feet tall and encompasses 640,000 square feet of office space. As Miami’s second tallest office building, the tower is tenanted by companies, such as Microsoft, Thoma Bravo, A-CAP, CI Financial, Marsh Insurance, AerCap and WeWork.
Manufacturer of specialty construction products, the Penetron Group was retained to provide a reliable and cost-effective waterproofing solution for the office tower’s foundation structures. Penetron worked with the ready-mix concrete supplier Supermix to create an optimal concrete waterproofing solution for the tower’s below-grade pad foundation footings and elevator pits. A swellable waterstop, PENEBAR SW-55, was installed along the construction joints and around penetrations found in the elevator pits.
The proprietary concrete mix reduces reduce long-term shrinkage cracking, seal existing micro-cracks and provides self-healing abilities to seal hairline cracks over the service life of the structure.
“The self-healing capability of the concrete mix used for 830 Brickell virtually eliminates the need for any future maintenance,” says Christopher Chen. “Once added to the mix, PENETRON ADMIX has been proven to extend the service life of concrete structures by 60 years or more, even in the saturated environmental conditions of Miami and Southern Florida.”
The tower includes ground floor retail shops, an eight-story parking garage between the office floors, an outdoor terrace on the 14th floor, a rooftop bar/lounge and high-level restaurant on the 54th floor, and a Sky Lobby on the 30th floor with a fitness and wellness center, conference rooms, a common area and a café.
Designed by Adrian Smith + Gordon Gill Architecture, with interiors by Italian designer Iosa Ghini Associati, the building features 13-foot ceilings, floor-to-ceiling windows and column-free office spaces, and it is faceted in 1,030,000 square feet of silver low-E and hurricane impact resistant glass.
