Partners Plan Urban Village Redo for Santa Ana Shopping Center

Segerstrom, Hines to develop 1.9M SF project with 1,583 homes.

C.J. Segerstrom & Sons and Hines are planning to build an urban retail village across the street from Segerstrom’s South Coast Plaza mall in Santa Ana.

Costa Mesa-based Segerstrom is redeveloping the South Coast Plaza Village shopping center, a 17-acre property that Sederstrom also owns, located at 1621 Sunflower Avenue.

According to a report in the Orange County Business Journal, Segerstrom and Houston-based Hines will be replacing the 100K SF shopping center with a 1.9M SF development that will include 1,583 homes, up to 300K SF of office space and 80K SF of shops and restaurants.

The partners are calling the mixed-use development The Village Santa Ana. They envision the project taking five phases and nearly 20 years to complete.

The first three phases of the project will include 1,050 homes 73K SF of shops and restaurants. According to the plans, the fourth phase will encompass 300K SF of offices and 6,800 SF of retail. The final phase will include 269 homes.

Village Santa Ana will include 3.3 acres of open space. The plans call for an outdoor event area, bike paths and a fitness track. Parking will accommodate 3,520 cars,

The project envisions three residential and office towers, three six-story apartment and condo campuses and a ground level retail village. 

The plans call for a pedestrian-friendly, walkable community that will embody Santa Ana’s vision to convert auto-centric shopping plazas—in other words, a 100K SF building surrounded by 15 acres of parking lots—with ”dynamic nodes of activity that blend healthy living, working, shopping and dining in a contemporary village environment.”

South Coast Plaza is the nation’s largest luxury mall. According to the Business Journal report, the mall in Costa Mesa made $2.4B in taxable sales last year.

The site of Village Santa Ana also is in proximity to a shopping center redevelopment planned by the Callens Family and Related California, based in Irvine.

The project, known as Related Bristol and located at 3694 South Plaza Drive in Santa Ana, will replace the 460K SF Metro Town Square with 3,750 apartments, 200 senior housing units, a 250-room hotel, and 350K SF of office, shops and restaurants.
