Hillwood Adding 4M SF of Industrial Space at AllianceTexas
Multi-modal options draw demand for large spec projects at 27,000-acre complex.
It’s already almost twice the size of Manhattan and it’s still getting bigger. AllianceTexas, a 27,000-acre master-planned, mixed-use mega-development, spans two counties and nine municipalities including part of Fort Worth.
Since 1990, more than 58M SF has been developed at the sprawling complex, including one of the largest logistics hubs in the Lone Star State as well as a growing residential community that includes nearly 15K homes and more than 2,700 multifamily units.
Hillwood, the company founded by Ross Perot that developed AllianceTexas, has disclosed plans to add more than 4M SF of “next-generation industrial facilities” to the complex, including a project that will be putting a shovel in the ground next month.
Hillwood announced the launch of Alliance Westport 14, a 767K SF Class A speculative industrial building that will offer direct access to Intermodal Parkway, FM-156 and the BNSF Railway Alliance Intermodal Facility, one of the largest intermodal hubs in the U.S.
According to the company’s release, Alliance Westport 14 will feature a flexible design that will provide “superior onsite circulation with multiple access drives allowing the full separation of car and truck traffic” for multiple tenants. The building is expected to be delivered in 2025.
Hillwood also is in the design phase for an additional 3.5M SF of Class A industrial space in buildings ranging from 200K SF up to 1.3M SF, according to a release posted on Fort Worth Report.
Despite a broader market slowdown in leasing and development of industrial projects, Hillwood said AllianceTexas continues to see “exceptional demand” from leading logistics and manufacturing companies due to its positioning as a multi-modal hub.
“We see significant opportunity in this current economic cycle to continue to invest into our industrial platform, particularly in the size range that Alliance Westport 14 offers,” Reid Goetz, senior VP of Hillwood, said in the release.
“Despite a broader market slowdown in leasing and development, AllianceTexas continues to see exceptional demand from best-in-class logistics and manufacturing companies, in part due to the multi-modal supply chain transportation options provided by the logistics amenity base here,” Goetz said.
“Alliance Westport 14, along with one of the largest-scale building design initiatives in our history, ensures Hillwood is positioned to accommodate users of any size with next-generation industrial facilities across AllianceTexas,” he said.
AllianceTexas’ transportation infrastructure platform includes the AllianceTexas Mobility Innovation Zone (MIZ), Perot Field Fort Worth Alliance Airport (AFW) and BNSF’s Alliance Intermodal Facility.
Alliance Westport 14 will include a 40-foot clear height, 570-foot building depth, 60-foot loading bays, on-site truck queuing and cross-dock configuration with two 185-foot truck courts-with land to construct a third.
The building will initially provide 196 trailer parking spaces and 306 car parking spaces. Additional land onsite allows for the expansion of trailer parking spaces to more than 312 spaces, or the addition of 500 car parking spaces, depending on future customer needs.
