The multifamily sector has had an uphill climb over the past year. Rent growth has slowed and supply has exploded giving tenants more leeway in where they choose to live. And like the rest of the commercial real estate sector, property owners are facing higher interest rates on debt coming due that had been underwritten in a different environment.

Still, multifamily remains a solid favorite for investors. Despite the current headwinds, it is widely assumed that these are transitory and that its fundamentals remain sound for the long run.
