EQT Exeter Real Estate Income Trust has announced two significant acquisitions, marking a robust expansion of its industrial property portfolio. The company has acquired a property at 3327 E Harrisburg Pike in Middletown, Pennsylvania, for over $170 million, and another at 1500 Shoals Way in Portland, Tennessee, for $75 million. Both properties, constructed last year, are fully leased to commercial tenants under long-term agreements, exceeding 10 years.

The Pennsylvania property, exceeding 1.2 million square feet, is located near major regional hubs of two leading American shipping carriers. It is also within a 5-mile radius of Harrisburg International Airport and the Norfolk Southern Rutherford Railyard. This location is a critical distribution hub, offering access to the northeastern US, including major coastal markets from Boston to Washington, D.C.

Meanwhile, the Tennessee property, spanning over 638,000 square feet, is situated near multiple highways. This location places it within a 650-mile radius or a one-day trucking distance of half the US population, including Nashville, one of the nation's fastest-growing markets. The property's accessibility to both customers and potential employees, along with its advanced onsite manufacturing capabilities, makes it attractive to commercial tenants focusing on nearshoring operations and expanding local manufacturing.
