Fashion Nova Pays $118M for Beverly Hills Office Campus and New HQ

The project will be ready for reveal later this year.

Fashion Nova now has a new headquarters in Beverly Hills, California, thanks to its founder and CEO Richard Saghian purchasing an office campus for $118 million.

Tishman Speyer was the seller.

The retailer will be located at 407 North Maple Drive. Its headquarters currently on its LinkedIn page is Vernon, California.

The new property that will serve as the company home is what it is calling “Fashion Nova HQ.” The campus aims to offer a modern appeal to the newer generations of employees. For example, the four-floor campus features a sky bridge, sanctuary, solarium, outdoor terraces, and three stories of parking.

And more is in the plans for the at least 500 employees working in Fashion Nova HQ. The project is set to include a spa, podcast studios, a screening room, a yoga garden with meditation, a micro-treatment bar, a culinary outpost, a fitness studio, a showroom, and newly designed office spaces.

Additionally, the new HQ will host prominent figures such as influencers and celebrities when it debuts Nova Social Club. The exclusive group will be private and invite-only. Plus, the HQ will host a Nova Founders Lab, which will be designed to help new brands in marketing, technology, and fashion become “market-ready,” according to the Los Angeles-based firm.

Fashion said its new HQ will be ready for a reveal later this year.

In the past 48 months, the retailer has been active in LA. In 2023, it purchased a 6,125-square-foot beach house in Carbon Beach, and in the year prior, the company acquired a mansion known as The One in Bel Air. The latter of the two measures 105,000 square feet and is listed as the biggest home in the country, according to Fashion.

“I strongly believe in the resilience of the Los Angeles real estate market and I’m incredibly excited to add this property to my real estate portfolio,” Saghian said of the new HQ purchase.

“This building is an irreplaceable asset, and it is a once-in-a-generation opportunity to acquire such a strategically located parcel of land in the heart of Beverly Hills.

And despite the growing work-from-home trend that was exacerbated by the pandemic, Saghian thinks these types of modernized offices will bring enough demand.

“People want to collaborate and innovate with their peers and feel at home, not just show up for work,” he said.

“They want to be a part of a movement and culture. Our new headquarters provides the perfect backdrop for our teams to ideate and innovate, and enables emerging designers, brands, and disruptive founders to hyper-scale their growth, turbo-charged by Fashion Nova’s cutting-edge platform.”

Mike Condon Jr., Erica Finck, Reid Gratsch, and Kylie Rawn of Cushman & Wakefield represented both Tishman and Fashion on the deal.
