Here are the Nation's Priciest Zip Codes
Atherton, CA, where the median sale price was $7.9 million, is at the top of the list.
Anyone with millions to spare and the desire to splurge on a new house in a neighborhood that proclaims it need look no further than California, metro New York City, or a handful of cities in New England and a sprinkling of other places for the home of their dreams.
A new report from PropertyShark lists the top 100 most expensive U.S. zip codes. It turns out that 66% of them are located in California’s Bay Area and metro Los Angeles. That number goes up to 78%, with metro New York thrown in.
Leading the list of ritzy zip codes was 94027 in Atherton, CA, where the median sale price was $7.9 million – a 5%, or $400,000 drop from the previous year. The lowest-priced zip code of the top 100 was 11231, Kings County, NY where the median was $1.91 million.
Other zip codes in the top 10 were 11962 Sagaponack, NY (median $5.95 million), 11976 Water Mill, NY ($5.885 million), 33109 Miami Beach, FL ($5.75 million), 93108 Santa Barbara, CA ($5,052 million), 92661 Newport Beach, CA ($4.763 million), 92657 Newport Beach, CA ($4.72 million), 92662 Newport Beach, CA ($4.65 million), and 92067 Rancho Santa Fe ($4.550 million), and 94042 in Santa Monica, CA ($4.41 million).
No New York City zip codes were among the nation’s top 10. “Regardless,” the report said, “NYC still returned in 2024 as the priciest city, home to six of the country’s most expensive zip codes.”
They included five Manhattan locations and one Brooklyn neighborhood. The city’s most expensive zip code was 10013 in Tribeca, with a median sales price of 3.36 million. NYC zip codes that remained in the top 100 but saw price decreases were 10282 Battery Park, 10007 Downtown Manhattan, 11231 Red Hook; 11109 Queens fell off the list.
However, eight zip codes in New York’s Suffolk County made the list. The county experienced the sharpest increase in prices in the nation, due to a limited sales pool, the report noted. “In particular, Amagansett shot up 53% year-over-year to reach $3.74 million and set a new price record, driven in part by low sales.”
Other parts of the country did get a look in. Five of the priciest zip codes were in Massachusetts, including Nantucket and Boston. Four were in Connecticut’s Fairfield County. A record six were in New Jersey, including newcomer 08738 Mantoloking. Washington state boasted two zip codes – 98039 Medina and 98040 Mercer Island. One each was recorded in New Hampshire (03854 New Castle), Maryland (21056 Gibson Island), Florida (33109 Miami), Arizona (85253 Paradise Valley), and Nevada (89402 Crystal Bay).
Despite the seemingly stratospheric prices, “The main trend of the year was one of cautious growth for luxury real estate,” the report concluded. “Following last year’s declining prices, 67% of the country’s 100 most expensive zip codes (representing 121 locations due to a number of pricing ties) saw median sale prices increase in 2024, as opposed to only 29% in 2023. As a result, a record 15 zip codes had median sale prices of $4 million and above and only 15 stayed below $2 million.”
The report was based on median sale prices – not list prices — for 121 zip codes taking into account condo, co-op and single and two-family homes sales recorded between January 1, 2023 and October 20, 2023.
