Multiple real estate groups have proposed to redevelop a government campus in Boca Raton into a mixed-use site, according to a report from the South Florida Business Journal.
One of them comes through a collaboration with Miami-headquartered Terra and Frisbie Group. The duo's plan would set aside a total of 1.16 million square feet of square feet for development. This would include 150,000 for office, 71,800 for retail, 64,800 for eateries, 81,000 for a hotel, 19,200 for a community center, and 3,073 for parking spots.
"Through this proposal, we intend to transform the City Hall Campus into a revitalized mixed-use, transit-oriented downtown community with residential units within walking distance of the Brightline Boca Raton Station, activated with retail, restaurant, hotel, office, civic and community uses, ample structured and surface parking options, and integrated public green spaces, neighborhood plazas and landscaped parks,” Terra and Frisbie said in their application filing.

The other proposal comes from Related Ross, which revealed fewer details. But their redevelopment of the 30-acre site would include workforce housing and luxury space, Class A office, retail, dining, new government buildings, tennis courts, and a hotel. Plus, a police station would be relocated.
Related, which largely focuses on Palm Beach County, recently noted to GlobeSt. that the area stands out for its size and its ability to attract wealth.
"Palm Beach County as a whole is [one of] the largest counties in the state by land area, [and] the largest opportunity for growth, Jordan Rathlev, senior vice president of Related Ross," said.
"We spend a significant amount of our time trying to address the broader infrastructure issues and really giving people a compelling reason, to think about West Palm and Palm Beach County as a true destination to live and work."
Rathlev also noted that the company, which has more than 20 properties in West Palm Beach and South Florida, plans on exploring mixed-use retail centers in downtown urban centers. The latest application for the Boca Raton conversion site might fit that profile. The City Council, which needs to approve the bid on any redevelopment, will hear competitive proposals from others until January 9, according to the South Florida Business Journal.
