AVAIO Digital Partners has acquired a business and industrial asset in Appomattox County, Virginia, and plans to transform it into a $3 billion data center campus, as the company targets growing digital demand in the region.
The build-to-suite developer said in a statement that the site is 100 percent zoned for data centers and is ready for construction. AVAIO also noted that it will use 300 megawatts of power from public utility entities Central Virginia Electric Cooperative (CVEC) and Dominion Energy, and the campus will feature "substantial onsite green power."
To strike the transformation deal for the 452-acre site, AVAIO signed an agreement with the city's independent Appomattox County Economic Development Authority.

“By leveraging Virginia's world-class digital infrastructure and business-friendly environment, we're creating opportunities for economic growth and diversification in every region of our state."
The move by AVAIO comes after Meta's big $10 billion artificial intelligence investment it announced last week. The parent of Facebook will build the four million square foot data center in Richland Parish, Louisiana. According to Meta's utility partner for the site, Entergy, the initiative is one of the largest private capital commitments in The Pelican State's history.
Data Center demand is expected to double by 2030 thanks to the growing need for AI, according to a report from Newmark.
AVAIO operates more than $6 billion worth of data center properties.
