Even if an Opportunity Zones isn't in a low-income area, one participant says it can have value.

The 68,400-square-foot lot is zoned for a transit-oriented mixed-use residential development with up to 800 units and street-level retail.

Landlords often have clues that a tenant is going to be filing for bankruptcy, rental payments are consistently late several months in a row and the tenant falls more than a month behind on the rent.

The site's large footprint and location provides the opportunity to offer unique amenities, says CEO Camilo Miguel Jr.

"Our target work force is very mobile, and they don't know where they will be in five to six years. Living in these houses and not have to commit, allows mobility."

"In this case, we are going to convert a vacant site initially earmarked for industrial development into a residential community that will create much-needed apartment housing minutes away from some of South Florida's largest employers."

Once complete, the mixed-use Tower 1 will hold 50 hotel rooms and 50 condos.

The Shoppes at Southern Palms west of West Palm Beach sells for $117 per square foot.
