IRVINE, CA—GlobeSt.com has learned exclusively that Michael Hartel and Joe Winkelmann have joined Colliers International's Orange County team as EVP and SVP, respectively, returning to the firm where they began their careers. They will report to Robert Caudill, Colliers' regional managing director for Orange County.

Hartel and Winkelmann are acknowledged market experts in a wide variety of categories, including tenant and landlord representation, lease contract evaluations, lease and sale negotiations, developer representation, tax-deferred 1031 exchanges, property valuations, build-to-suit services, automotive, building and site selection, market analysis, and land acquisition for commercial development, among others. The team also introduced the “small buildings for sale” program, which resulted in 17 finished projects and more than 500 buildings sold for the team. Additionally, Hartel has completed more than 40 land sale transactions in South Orange County totaling more than 120 acres sold for more than $200 million.

Individually and as a team the pair have represented many institutional and individual landlords, tenants, and investors, including the Koll Co., RREEF, Panattoni Development Co., the Irvine Co., the Irvine Ranch Water District (IRWD), Bixby Land Co., CT Realty, Advanced Construction, Fletcher Jones Motorcars, Showcase Automotive Group, Ducati North America, IDEX Corp. and Wave Technology Solutions.

“Their deep knowledge of the Orange County Airport Area and South County marketplaces, coupled with their proven success in so many different categories of the industry, will only add to our already outstanding and growing brokerage staff in Irvine,” says Caudill.

GlobeSt.com spoke exclusively with Colliers' western region president Martin Pupil and Caudill in November 2015 to discuss their predictions for the office market in Orange County. At that time, Pupil told us, “We expect net absorption to remain strongly positive in Orange County as demand reaches new highs throughout the remainder of this year and into next, a trend we are seeing in most of the larger office markets throughout the West. “Since Orange County is a medium-sized suburban market, it can be seen as an indicator of trends to come in other like-sized suburban office markets. It's a good litmus test.”

Caudill discussed office development with us, saying, “Developers, once stung by the recession, are now approaching the market aggressively and are set to build both new traditional class-A space as well as renovate existing projects into creative-office space that is in high demand among tech and other service companies. This growing demand factor has caused major national developers to jump into the Orange County market with both feet. This could be the beginning of one of the greatest office growth cycles in Orange County in the past 20 years.”
