SANTA ANA, CA—GlobeSt.com has learned exclusively that the historic Builders Exchange Building at 200 N. Main St. here has been listed for sale. The property, a 34,000-plus-square-foot, three-story office structure that is listed by the Santa Ana Register of Historical Properties as an historical property, was built in 1928 and underwent a major rehab in 2014.

The property's historic classification, loft design, ground-floor high ceilings, exposed brick and on-site amenities make for an ideal setting creative users, Lee & Associates principal Marshall Vogt says. Vogt, along with Jack Haley and Greg Diab of the firm's Orange, CA, office, are the exclusive advisors for the property on behalf of an undisclosed owner. Real Capital Analytics reports that Gaucho Investment LLC purchased the property in May 2011 from Builders Exchange Associates for $2.5 million.

According to Vogt, “It's not often you get a chance to broker an historical property, so we are extremely excited to be part of this listing.” He adds that the property's historic classification, loft design, ground-floor high ceilings, exposed brick and on-site amenities make for an ideal setting for creative users. “The current owner has meticulously maintained the property to preserve its historic look and feel.”

Located on the northwest corner of 2nd St. and Main St., the building is surrounded by numerous retail amenities, including modern local restaurants urban storefronts, music theaters, museums and more. The property is 85% leased to month-to-month tenants including a banquet facility and an executive-suite operation focused on legal professionals. The elevator-served building includes a total of 75 parking stalls, 15 secure subterranean parking stalls on site and the exclusive use of the adjacent City of Santa Ana-owned parking lot, which offers an additional 60 surface parking stalls.

Downtown Santa Ana was recently named one of America's “Great Neighborhoods” by the American Planning Association, and the city has recently approved the downtown streetcar project.
