The firm leased about 34,000 sf in the building now under construction directly across the street from Pac Bell Park and adjacent to Mission Bay. The law firm is headquartered next door at 139 Townsend St.

The 10-year lease is for the entire 7th floor of the 10-story building, which will include five levels of parking and 10,000 sf of retail space. The lease rate for office space is in the mid-$50 per sf annual NNN range. Retail space is going for $42 sf per year.

The office space is 21% pre-leased. Jean Ko of ROK Properties is handling the leasing. Matt Hart and Kevin Brennan of the Staubach Company represented the law firm.

After tearing down an old warehouse on the site, construction began on the new development that is planned for completion in November or December. The building is designed with a raised floor system so that all the electrical, and telephone cable and air conditioning system will all be underfoot rather than overhead. Heller Manus is the architect.
