The company will relocate a total of 250 jobs to the site, according to Harvey Schutzbank, its vice president and chief financial officer. "We're very excited about the opportunity to relocate our corporate headquarters and warehouse/distribution operations to this new state-of-the-art facility."
The Harve Benard project was developed by the Morris Cos., which had earlier acquired the 50-acre former Givaudan site for development of just such a facility on a build-to-suit basis. The sale of the tract was arranged by Howard L. Applebaum, president of Corporate America Realty & Advisors, based in Secaucus, NJ. Applebaum also brought Harve Benard to the site.
The new Harve Benard facility is located in the Delawanna section of this Passaic County city, where a substantial amount of development has been occurring in recent years. "The real story here, besides the Harve Benard grand opening, is the fact that it is part of a larger development project that has seen $70 million worth of transactions recently," Applebaum tells GlobeSt.com.
Morris, meanwhile, is one of the biggest build-to-suit developers in the tri-state region. The company did a 215,000-sf office and warehouse/distribution project nearby for Allied Office Supply, opening that particular facility in late 2000. "Clifton has been very helpful to us," says Ron Schram, senior vice president of marketing and leasing for Morris.
The Harve Benard project, meanwhile, also includes newly expanded parking capacity at the adjacent Delawanna Station on the New Jersey Transit main rail line. The expansion is adding spaces for 100 cars.
